Who can I contact if I need help before or after arrival?

If you need assistance before or after arrival, you can contact the Leasing Office. Our team is available to assist with applications, address move-in questions, and provide day-to-day support upon your arrival.

Do you work with UT Dallas international student services?

Yes. We regularly collaborate with UT Dallas International Student Services and are familiar with their processes, including assisting international students with housing-related inquiries and documentation.

Is staff available to help if English is not my first language?

Yes. Our team is happy to assist residents if English is not their first language. We are committed to communicating clearly and providing support throughout the leasing process and during your time living at Northside.

Do you host events for international students?

Yes. We host monthly resident events designed to bring the entire Northside community together, including international students. These events offer a great way to meet neighbors, build connections, and feel at home from day one.

Is public transportation available nearby?

Yes. Public transportation is conveniently available nearby. Several DART bus routes (232, 244, and 883) are within walking distance. The DART UT Dallas Silver Line Regional Rail Station is located onsite just steps away, and the UT Dallas shuttle also provides additional connections throughout the local area.

How close is the community to UT Dallas?

Northside’s leasing office is conveniently located less than 0.1 miles from the UT Dallas campus.

How do I set up utilities as an international student?

Utility setup is not required, as all usage is billed directly to your resident ledger. This means you can move-in without coordinating with outside providers and can simply pay for utilities alongside your rent.

Can I ship packages to my apartment before I arrive?

We recommend waiting to have packages delivered until you have officially moved in. This helps ensure your items are received securely, as package handling and storage may be limited prior to move-in. Deliveries sent before your move-in date may be delayed or returned to the sender.

How far is Northside from the nearest airport? What is the best path (i.e. transit, Uber) to get to Northside?

Dallas Love Field Airport and Dallas Fort Worth International Airport are both within a 30-minute drive to Northside. Rideshare services (i.e. Uber or Lyft) are the most convenient option for getting from the airport to Northside with luggage or late arrivals. In addition, the DART Silver Line regional rail offers hourly service to and from DFW Terminal B tp the UT Dallas Station, located on-site at Northside, for approximately $6.

Can I move in if my flight arrives after office hours?

You may move-in during office hours, which are 9 AM to 7 PM Monday through Friday and 10 AM to 5 PM on Saturday.

Are there additional deposits or fees for international students?

No. There are no additional fees for International Students.

Can I pay rent from an international bank account?

No. Rent payments must be made using a U.S. bank account via the resident portal, or by cashier’s check, personal check, or money order.

Is U.S. credit history required?

No, you do not need U.S. credit history to qualify as an international applicant. Standard screening includes credit, criminal, and income review, and certain credit issues, evictions, bankruptcies, or criminal convictions may affect eligibility. Income must be at least two times the monthly rent and must be verified. If standard requirements are not met, applicants may qualify by providing an additional two-month security deposit or by using our partner, The Guarantors, which offers a fast and convenient approval option. What documents do I need to apply?

A copy of your passport will be required during the application process.

Do I need a guarantor if I don’t have U.S. credit history?

No, a guarantor is not required. You can qualify by providing a two-month security deposit or by using our partner, The Guarantors, which offers a fast and convenient approval option.

What are screening requirements?

Standard screening includes credit, criminal, and income review, and certain credit issues, evictions, bankruptcies, or criminal convictions may affect eligibility. Income must be at least two times the monthly rent and must be verified.

Do I need a Social Security Number (SSN) to apply?

No, a SSN is not required. We have ways for students to qualify without a SSN.

Yes, you can apply for an apartment before arriving in the U.S. Contact our Leasing Office to guide you through the process and answer any questions to help make your move as smooth as possible.

What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). The individual lease agreements protects you in the event your roommates cannot make their payments, or if they leave their lease agreement early.

How long is the lease agreement?

The length of the lease varies based on which term you choose. The annual term will start August 22, 2025 and end July 22, 2026.

What should I do if I need to break my lease?

At this time, Northside, Northside 2 and Northside Plus do not offer an option to buy-out the lease. Per the lease contract, you will be required to find someone to take over the remaining days and financial obligation left on your lease. Once the new tenant moves into your space, there will be a $500 relet fee charged to your account.

How do I know if I qualify?

Future residents can qualify on their own with an income of at least 2.5xs the rent price or with a guarantor with 4xs the rent price.

How much is rent?

What utilities are included in the rent?

Direct utility usage packages are not included (trash, valet trash, pest control, smart home fees, cable, Internet, package lockers). All utilities are in Northside’s name and will be billed back directly based off usage.

How does billing work for water and electric?

How do I pay rent?

Northside makes paying rent easy! Residents can pay rent online on the ResidentPortal, or in our office which is open Monday-Friday, 9am-7pm, and Saturday, 10am-5pm. We accept money orders, cashier’s checks or personal checks only. We do not accept credit/debit cards or cash in the office.

Do you accept pets?

Yes – our pet friendly community welcomes two furry friends per home.

Do you have any breed restrictions?

Our community does not accept the following breeds: Akita, American Bull Dog, Chow, Doberman, Pit Bulls (American Staffordshire Bull Terriers or English Staffordshire Bull Terriers), Rottweiler, and wolf-hybrids. Any full breed or mixture of the noted breeds are not allowed. For further information regarding our pet policy, please contact the community office. What are the fees for having a pet?

We require a $200 fee and a $200 refundable deposit for each pet, with a monthly fee of $20 pet rent per pet.

Is there a weight limit or restriction?

At this time, there is no weight restriction.

What furniture is included in furnished units?

Bedroom furniture will vary based on the floor plan you choose; for example, The Discovery and Voyager units both come with a Full XL bed. The Enterprise will have a lofted Twin XL bed. The remainder of our floorplans have a queen size bed. Furnished bedrooms also include a desk and chair, two 2-drawer dressers and a night stand (select floor plans).

The living rooms come with a couch, coffee table, side table, chair, entertainment center. Kitchen: stainless steel appliances, bar stools or kitchen table and chairs. All Phase 3 and 4 units (except townhomes) will also include a 55″ smart TV.

How does the roommate placement program work (individual leases only)?

If you’re applying to one of our private bedroom floorplans, the application offers an exclusive roommate-placement service. If you would like to participate, you can complete the roommate placement form built into your application. The form allows you to make notes of any friends applying at Northside that you would like to live with. Please ensure you provide the same name being used on your roommate’s application to ensure your request is processed in a timely manner. The form also asks you to input your hobbies, interests, sleep routines, pet preferences, and study habits. Inputting this information helps us match you with someone with similar interests, you’ll like living with throughout your lease term.

What if I don't like my roommate after move-in?

We do offer roommate mediation program through our LifeWorks Coordinator who is located in the Phase 2 Resident Services office. If there are differences between roommates that cannot be resolved, residents may be able to transfer as rooms are available. A transfer fee will apply. Please contact the community office for more information.

What is a renewal lease?

If you are already a resident, you do not have to reapply. Instead, you will complete a renewal lease that will renew your contract for the next term.

Am I guaranteed the same apartment when I renew my lease?

All renewal leases secure your same spot for the next lease term. However, your spot and apartment are not guaranteed unless you renew your lease. In addition, not all residents who renew are guaranteed the renewal rate, as only a certain % of each floor plan receives a concession. Renewing your lease as early as possible will guarantee your spot and also the best rate. Please call the leasing office with any questions regarding renewals.

How do I renew my lease?

  1. Login to the ResidentPortal and find your renewal offer located in the red banner at the top of the page.
  2. Click “Review offer” and follow the prompts.
  3. Once you click “Complete Renewal”, our leasing team will be notified that you have accepted your renewal offer and will generate your updated lease for signature.
  4. You will receive an email when your lease is available on the ResidentPortal. All parties (including any guarantors) are required to sign the lease document.
  5. Once you have signed your lease, you have officially secured your spot for next year!
