Follow these simple steps to submit an application to live at Northside or Northside Plus. 

1. Please visit the Floors Plans page of our website and choose the floor plan that is right for you. 
2. Once you have selected your floor plan, click on the "Apply" button. You will need to register an account to continue. 
3. Fill out the entire application. If you choose a Guarantor, they will also need to fill out an application. A Guarantor must earn four times the monthly rent installment, as well as a social security number and established credit. You can use your I-20 for income verification. 
4. After you and your Guarantor (if applicable) submit an application, the property staff will generate a lease for you to sign online. 
5. Once your lease is signed, you and your Guarantor (if applicable) will go through a credit and background screening. Once you have passed your screening, your lease will be approved.

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). The individual lease agreements protects you in the event your roommates cannot make their payments, or if they leave their lease agreement early.

The lease term for 2023/2024 is 11.5 months; the term begins mid-August and ends July 25 of the following year. See exact dates by phase below:

• Phase 1: 8/18/2023 - 7/25/2024
• Phase 2: 8/18/2023 - 7/25/2024
• Phase 3: 8/18/2023 - 7/25/2024
• Phase 4: 8/18/2023 - 7/25/2024

At this time, Northside and Northside Plus do not offer an option to buy-out the lease. Per the lease contract, you will be required to find someone to take over the remaining days and financial obligation left on your lease. Leases for 2022/2023 lease term will be subject to a $500 termination fee.

If you are already a resident, you do not have to reapply. Instead, you will need to complete a renewal lease that will renew your contract for Fall 2023 and secure your spot and apartment. All leases are signed on a first-come, first-served basis which is why you should renew your lease as soon as possible.

1. Login to the ResidentPortal and find your renewal offer located in the red banner at the top of the page. 
2. Click "Review offer" and follow the prompts. 
3. Once you click "Complete Renewal", our leasing team will be notified that you have accepted your renewal offer and will generate your updated lease for signature. 
4. You will receive an email when your lease is available on the ResidentPortal. All parties (including any guarantors) are required to sign the lease document. 
5. Once you have signed your lease, you have officially secured your spot for next year!
